As from the 6th April 2009 a Home Information Pack (HIP) must be available as soon as a home is put on the market with an Estate Agent.
The Government has introduced HIPs in an attempt to speed up the buying and selling process by ensuring that all the necessary legal documents are in place at the start of the process when the property is placed on the market.
The HIP has been compared to the logbook and service history you expect to find when purchasing a car. A key component of the HIP is the Energy Performance Certificate (EPC), which will rate your home's energy efficiency and contain advice on how to cut carbon emissions and fuel bills.
